Land Development

One of the bottlenecks that plague the housing sector is the planning system. It's slow, it's broken and it's bureaucratic. The higher up you go in development size, the more a development becomes exposed to planning risk and painful delays.

Residian has found a niche in acquiring (or controlling) land and brownfield sites, taking them through the planning system and then trading those sites on to other property developers once we've gained planning for a residential scheme. This allows for two things; it allows another property developer to get to work on building new homes straight away and it allows us to focus on what we're good at; navigating the complex world of planning so that others don't need to.

Most land and property owners don't know that a huge chunk of the value of a property development is actually in the planning process, we are always transparent about this as we make it our thing to allow land and property owners to share in that planning value as much as possible.
