How or where do you acquire your sites?

Direct Purchases: Buying land or existing properties directly from the current owners. This can involve negotiating with individual property owners, companies, or other developers.

Auctions: Participating in property auctions, where distressed properties, or surplus government-owned land is often available.

Agents: Working with property agents who specialise in commercial or residential properties.

Partnerships and Joint Ventures: Collaborating with landowners, other developers, or investors through joint ventures or partnerships. This can provide access to capital, expertise, new sites and a broader network.

Land Assembly: Combining multiple smaller parcels of land to create a larger development site. This is common in urban areas where contiguous land is scarce.

Brownfield Development: Rejuvenating contaminated or underutilised properties.

Conversion: Repurposing existing structures for different uses, such as converting warehouses into loft apartments.

What is the focus of Residian?

Our focus is simply to make a contribution year on year to the UK housing supply. This is done through a two-pronged approach. Acquiring sites suitable for residential re-development and taking them through the complex planning process, subsequently trading these sites on to other developers. Acquiring consented sites and building them out to an extremely high standard before disposing of them on the open market.

Our endeavours are backed by a strategic blend of financing sources. High-net-worth investors play a crucial role as equity partners, contributing to the foundation of our transactions. In addition, we collaborate with private banks and development lenders to secure the necessary debt financing.

Residian holds a positive outlook on the housing industry despite recognising several areas in need of improvement. One significant concern is the current state of the planning system, which can be slow and complex, leading to huge delays in the development cycle. We believe that streamlining this process is essential for accelerating housing development.

Another pressing issue is the declining population of new property developers, which poses a long-term challenge for the industry's growth and making a dent in housing supply targets. Additionally, limited government support for small and medium-sized developers has been a hurdle, especially considering their crucial role in housing development. Despite these challenges, we remain optimistic about the industry's potential. We see opportunities for innovation, sustainable construction, and a more collaborative effort to address these issues.
